Prospective tenants from our database are contacted and advised of your property to maximise exposure.

Your property will be allocated to a dedicated Leasing Consultant who will focus purely on the leasing process of your property and communicate with you regularly throughout the marketing campaign.
Once a prospective tenant has inspected your property, they must complete our detailed application form if they wish to apply.
All application forms are collated, processed, carefully scrutinised and reference checked, including current and previous tenancy references, past and present employment details, public records search and National Tenancy Database checks. (upon request)
Your Leasing Consultant will contact you to discuss the application and suitable tenants' details, along with our recommendations The terms of the lease, rental price offered and any special conditions are discussed with you. The approved tenants are briefed on the terms of the lease and their obligations, then sign a Residential Tenancy Agreement.
Once tenanted you will be assigned a dedicated experienced Property Manager who has a very balanced number of properties to look after, significantly lower than many of our competitors.
They will look after the ongoing day-to-day management of your property.
Which means faster response times, greater attention to detail and a better understanding of your needs.
We require tenants pay their rent via direct debit or credit. We direct credit rent into your nominated account as agreed by you.
We also check tenant arrears daily and police a no tolerance policy.
Our fee structure is competitive and can be tailored to your specific needs.

The Management process
Financial
We collect your rent monthly in advance(unless otherwise agreed) and provide you with a monthly tax statement summarising income and expenditure.
Funds are direct credited straight into your nominated bank account(s) for ease.
Tracking
We will provide you with an end of financial year statement detailing income and expenditure.
Worry Free
We pay all approved maintenance invoices and accounts from council, owners corporation, water and insurance companies as instructed by you from rental income.
Maintenance
We organise necessary repairs and obtain quotes as arranged with you, using a carefully selected group of trusted and approved Fletchers tradespeople.
Inspections
We conduct two routine inspections per year (with you if requested) and provide a written report advising of the property's condition, detailing immediate or future maintenance required, lease expiry information and rent review advice.
Communication
Before we refund the tenant's bond we will discuss this with you along with any deductions required.
Documentation
A Tenancy Agreement with any additional conditions (that fall within the guidelines of The Residential Tenancies Act
1997 ) is raised.
A detailed condition report is prepared with colour photographs.
Bond money is lodged with The Residential Tenancies Bond Authority in accordance with legislative requirements. IC51J
